BUYING TIPS
Once your project is clearly defined - type of property (target property type (eg, new or old) area - Once you've determined your budget (remember to check with your bank) you can start to look for your future home.
Individuals or professionals
We often think that it is cheaper to go through an individual to purchase. This is rarely the case because even if the professionals charge for their services (agency fees), they know the market and you can negotiate for a discount on the selling price. Individuals tend to overestimate their property, while a professional is not emotionally involved in the sale, it assesses the property at market price.
Visit
When you visit an apartment or a house for the first time, its owners may still live in it. Try, if possible, to ignore the decor and furniture in place. Try to imagine the place with your own! If you find the wallpaper or paint ugly, do not conclude that this place is not for you: it can reveal many other benefits, that are far more important than the color of the paper that can easily be changed. If you like the place, try to visit it at different times of the day: you'll then be able to determine its light, any noise associated with traffic, neighbors, nearby businesses. Concentrate on the essential criteria.
Important documents
If you have visited a place that you really like and if you intend to go further, you can ask your real estate agent a number of documents, in order to get a precise idea of its advantages and drawbacks.
If you want to build a house, ask for an existing permission to build, and whether the land you covet is constructible. You can ask to see the land use plan, which specifies the environmental field. You can also ask what constraints are related to the plot.
If you want to buy a house or a condominium, you can ask for the minutes of the last general assembly, its decisions. You can ask the trustee of the condominium to contact the owner: so you'll have a fairly clear vision of the situation: last calls for expenses, taxes etc.
Congratulations: You have decided to sign a "promise to buy"
the price and conditions of sale of the property have been established, you sign a promise to buy at the notary, which allows you to reserve the property until the signing of the final documents approx. three months later. Upon signature of the promise, you have a period of seven days during which you can change you mind. If you make a bank loan, you have 45 days to be granted your credit.
Our advise: You can come with your own notary, it will no tcost more, both notaires sharing fees.
Important: when signing the promise, you will pay a deposit of 5 to 10% of the total amount. This will of course be deducted from the final amount to be paid.
Good to know: a certain number of documents: Loi Carrez, Asbestos diagnosis, energy performance of electrical fittings, must be handled and paid by the seller before any final signature.
AUTHENTIC DEED
The notary will ask you to pay the full amount of your purchase (minus the initial deposit).
